DIV Industrial Acquires 94 Acres to Build 1.7 Million SF Logistic Center in Henderson

The development will comprise two buildings ranging in size from 600,000 square feet to one million square feet.

DIV Industrial, a new Irvine-based industrial investment and development firm, has acquired 94 acres in Henderson, Nevada to build a 1.7 million square-foot LEED certified industrial logistics complex located at the cross-section of Highway 95 and Roger Ray Road. The site was recently annexed into the City of Henderson.

The project will feature the highest efficiency building specifications in the industry with 42-foot clear height, super flat floors and an ESFR sprinkler system. The development will comprise two buildings ranging in size from 600,000 square feet to one million square feet.

Donna Alderson and Greg Tassi of Cushman and Wakefield represented DIV in the land transaction. DIV acquired the project’s land site in an unimproved condition with entitlements in process. Project groundbreaking is anticipated in summer 2023. HPA Architecture is the architect and Kimley-Horn is the civil engineer of the project.

DIV was established in late summer 2022 by Nicholas Ilagan and Jessica Quesada. The firm targets new development and investment opportunities in select markets in the Western and Southwestern U.S. DIV is actively raising capital for its first fund, which will allow for more than $2 billion of industrial development and entitlement projects throughout the Western U.S.
