New Community Under Construction for First-Time Home Buyers

Solar panels are included at no extra cost and offset 70% of an average homeowner's electric bill

Touchstone Living’s new Independence Planned Community is under construction on E. Vegas Valley Drive near Hollywood Blvd, the site of the former Royal Links Golf Course. The first 100 homes are permitted and under construction. The developer is planning to build a total of 1,600 homes eventually on this site. The homes will start in the $200s and are targeted at first time home buyers. Floor plans range from 2 to 4 bedrooms single family attached homes.

Roughly 60% of those living in the areas surrounding the Independence Planned Community are renters. All new homes at this project will come with ENERGY STAR certified Samsung appliances: refrigerator, oven/stovetop, microwave, dishwasher and washer and dryer. This makes the transition from renting to owning a home easier as renters usually do not own their appliances.

All homes include solar panels at no extra cost to buyers. These panels will provide 70%-75% of the electricity required for the average homeowner. Additionally, closing costs are included in the price of the home. The homes also include upgraded flooring, granite countertops, and window blinds.

Later this year, the first few homes will become model homes and available for public viewing. The new community will be surrounded by several swimming pools, walking trails, picnic areas, BBQ areas, pickle ball courts, playground, dog parks, splashpad and more.

The developer's preferred lender can also access special down payment assistance programs for veterans, teachers, first responders and Culinary Union Local 225 members.
